Town of Jackson

After years of collaborative effort between the Town of Jackson and Red Roots Communities, the Westview Condominium project on Highway 22 will soon be home to locals. This project provides 16 permanently deed-restricted condominiums for individuals working locally and businesses investing to house local employees. Previously, this land was zoned for commercial use with the potential for much more intense usage. The Town approved a re-zone to increase housing options and help make this project a reality. The Town began working with a previous owner on a development plan to provide 16 deed-restrictions when only 4 were required, and Red Roots current owner, Hunter McCardle, chose to keep those restriction in place.  

The project is a great example of flexibility and creativity of the owners and the Town to provide more deed restricted units that house locals. Red Roots worked with the Jackson/Teton Affordable Housing Department on Workforce restrictions, and Town Council approved the proposal so up to 8 of the 16 deed-restricted units can be purchased by businesses to house local workers who qualify through the Housing Department. This Westview Condo project starts redevelopment of the area around the Y-intersection of Highway 89 and Highway 22, identified for enhancement in the Comp Plan. Town zoning provided the flexibility to make the Westview Condos work, and the Town also contributed $225k to ensure the project has functional sewer and water hook-ups. These condominiums represent a solid partnership that will keep density in an already developed part of town and lessen the potential use and traffic that could have existed in the area.

Mayor Hailey Morton Levinson, who has been on Town Council through this entire project shares, “I am thrilled to see this project come to fruition. It is an excellent example of a public/private partnership where the Town and the developer worked together to achieve great public benefit. Currently, eleven of the sixteen units are under contract, some will be owner occupied and a number of businesses have chosen to invest in units to rent to employees. Each condo has two bedrooms, two bathrooms, and two-car heated garages. The units have open plan designs, vinyl plank floors, quartz countertops, and stainless steel appliances. They are all subject to Workforce restrictions and have annual appreciation caps.
